Upcoming Deadline for Parking Garage Inspections

The New York City Department of Buildings (DOB) is reminding property owners that the next major  deadline for the Periodic Inspection of Parking Structures (PIPS) is fast approaching.

Owners of parking structures located in  the Upper East Side, Upper Manhattan, and Brooklyn must submit their required PIPS engineering reports by December 31, 2025.

This deadline marks the second cycle of the city’s phased inspection program, established to ensure the ongoing safety and structural integrity of parking facilities across New York City.

The inspections must be conducted by a Qualified Parking Structure Inspector (QPSI), who will evaluate the condition of the structure and file a report with the DOB.

The department is strongly urging owners who have not yet hired a QPSI to do so as soon as possible to avoid last-minute delays. Inspections can require significant lead time, particularly as the deadline approaches and demand for inspectors increases.

Failure to comply with the PIPS requirements will result in enforcement actions from the DOB, which may include violations and fines.🀰
