Rising above Downtown Brooklyn, 505 State Street stands as a beacon of New York City’s sustainable future. Developed by Alloy Development, this 44-story mixed-use tower is the city’s first all-electric residential high-rise, designed to comply with Local Law 97 and beyond. It features electric boilers, induction cooktops, triple-glazed windows, and a high-performance facade, eliminating the need for fossil fuels. Powered entirely by off-site solar energy through community solar agreements, 505 State not only slashes carbon emissions but also reduces utility costs for residents. The building includes affordable housing, a public school, and retail space, all constructed to Passive House standards. According to Alloy’s president, AJ Pires, “Installing gas today is like choosing copper wires over fiber optics.” 505 State proves that green design isn’t just possible—it’s practical. 🀰
